What We Offer

We provide private residential appraisals for situations where a clear, independent opinion of value is needed — outside of a bank or lender requirement.

Private appraisals are commonly used for:

  • Determining a realistic listing price before selling
  • Evaluating a purchase price before buying
  • Estate planning or estate settlement
  • Divorce or separation planning
  • Investment analysis and rental decisions
  • PMI removal evaluation
  • General financial or planning purposes

Each appraisal is completed by a licensed residential appraiser and is based on recent comparable sales, local market conditions, and the specific characteristics of the property.

Coverage Area

Appraisal services are provided throughout Western Pennsylvania, including Allegheny County and surrounding counties. If your property is located outside this area, submit a request and availability will be confirmed.

Fees & Pricing

Private appraisals are typically provided for a flat professional fee, based on property type and complexity.

Through our appraisal partnership, fees are discounted by up to 50% compared to many traditional appraisal firms.

For new clients who choose to buy or sell a property with Coldwell Banker Realty — Justin Davis, the private appraisal fee is provided at no cost.

Online Estimates

Online estimates can be useful as a starting point, but they are often inaccurate because they can’t reliably account for condition, upgrades, functional issues, or true comparable selection. A private appraisal is based on a property-specific analysis of the market — not a model.
